1- Prep your house for sale. In order to get the highest price your house must look clean and ready to move-in. Buyers tend to look at a house and reduce their offer by what they have to spend on the house to make it move-in ready!! More on this when I do a listing presentation for you.
2- Professionally stage your home. This is a must. If the house is vacant, by using staging you convert your house to a home! The staging helps people to imagine living in the house. If the house is not vacant, we need partial staging and perhaps re-arrangement of furniture to make it the most appealing possible.
3- Once the house is ready for showing, we must professionally photograph the house. With 80 percent of people searching on the Internet for homes, top-notch pictures are an essential part of marketing your home. I will show you some pictures of my previous listings in my listing presentation.
4- Send out 1000 cards with your house information and open house date to the neighborhood at large. Many buyers get attracted to a neighborhood because a friend or a family member brags about the neighborhood they live in.
5- Sellers’ Home Warranty at no cost to you. The day after we sign the listing contract, I will purchase a sellers’ home warranty for your house at no cost to you. This will be valid while you have a listing agreement with me. It will cover any malfunction with your appliances or plumbing system. Again, I will cover the cost of the Home Warranty, and if inspections find any problems with appliances or the plumbing system you only have to pay a minimal fee to correct them.
6- Door knocking on around 200 homes in the immediate neighborhood and inviting the neighbors to an evening open house.
7- Hold an open house in the evening during the week & serve light refreshments.
8- Email the info about the house to 2000 active agents in the area.
